The new hotel and office complex Bach Gruppen would like to build in Rødbyhavn is not even that new. Project planning began five years ago – long before the first foot was placed on the Fehmarn construction site. But a complaint about a dispensation from the local plan caused the project to be noticeably delayed:
Was ready to apply for planning permission
– We were quite far along with the project. We had applied for and received a dispensation in relation to the local plan, and we were actually ready with an application for a building permit. But there was a complaint about the dispensation, and then the municipality decided that an entirely new local plan was needed. So we have been planning for it for five years, says Benjamin Galacho, director of Bach Ejendomme.
Now Bach Gruppen hopes that things will go better this time so that construction can begin:
Ready in 2025
– Our plan is currently a start-up in the second quarter of 2023, with expected completion at the end of 2025. It is clear that we see great potential in this project in the long term. Especially in light of the development already underway in the area and which, in many cases, looks positive over the next long period, says Benjamin Galacho.
– There is already a huge demand for hotel rooms in connection with the construction of the Fehmarn connection, but also afterwards in the long run when the tunnel is opened, he says.
Bach Gruppen has not yet decided who will build the project, let alone whether it will be a turnkey contract or consist of subcontractors.
Must be approved first
– After all, we are from Jutland (Bach Gruppen is headquartered in Viborg, ed.), so it’s something with skins and bears. And now the local plan must be approved first, concludes Benjamin Galacho.
The municipality needs space
Lolland Municipality’s mayor, Holger Schou Rasmussen (S), also hopes that the project can be realized soon. The municipality needs premises:
– We need a few thousand square meters for our engineering and environmental authority. They already live in Rødby but on a contaminated site, so they have to move anyway, says the mayor.
A really nice project
He is also happy about the prospects for more tourist business in southern Lolland once the Fehmarn connection is completed: – We have 340 kilometres of coast in the municipality, so we should probably be able to find space for some tourist business. I think this is a really nice project, says Holger Schou Rasmussen.
