Hotel and office project in Rødbyhavn sent to public hearing

Bach Gruppen will build a hotel, shop and office complex on Vestre Kaj in Rødbyhavn. Lolland Municipality is therefore now submitting a proposal for a new local plan for the area for public hearing. Lolland Municipality themselves have plans to move into the offices if the local plan is adopted.

Lolland Municipality will move in
Following the launch of the Fehmarnbelt connection, Lolland Municipality has received an inquiry from Bach Gruppen, who wants to establish an office and hotel on Vestre Kaj in Rødbyhavn with a specific project. Bach Gruppen owns the land at Vestre Kaj. Lolland Municipality has expressed a need for new facilities for their employees in Rødby, as the current building is not up to date. It is therefore expected that Lolland Municipality will become users of parts of the development, it says in the local plan proposal that Lolland Municipality sent to public hearing on 25 October 2022.

20,000 m2 in three buildings
The total project includes approx. 20,000 m2 of floor space spread over three larger buildings of between five and nine floors. In addition, a 4-storey car park is planned.

Offices, hotel and shops
The new local plan proposal divides the area at Rødbyhavn into three sub-areas: A, B and C. In sub-area A, offices, 108 hotel rooms and 30 hotel apartments are expected to be built. A car park and shops can be built in sub-area B, which are expected to be combined with office spaces or hotel rooms. Around 200 parking spaces and shops are therefore expected to be established in combination with offices or around 150 hotel rooms, the local plan proposal states.

Subarea C is set aside for an access road and recreational purposes. In addition, the sub-area can still be used for car parks and storage for the port.

Smaller shops for locals and tourists
The local plan proposal also allows for retail trade in the area. In which case, it must be in the form of smaller shops of less than 250 square meters aimed at the area’s users and guests. It can be both grocery stores and shops with a selection of goods aimed at tourists.

Scandal construction in Copenhagen
The Bach Group, which already owns the land and will be in charge of the construction project, really came into the public spotlight in connection with the scandal-ridden Njals Tårn building in Copenhagen. Here it turned out that the foundation of the building was cast in concrete of too low a quality. FemernReport has asked Bach Gruppen about their estimated timetable for construction and commissioning, but Bach Gruppen has not responded to our inquiries at the time of writing.

Enhedslisten against it
Enhedslisten in the Lolland Municipality has already announced that they are voting against the local plan proposal because it transforms nature and recreational areas into hotel and office buildings.

Lolland Municipality will hold a citizens’ meeting in Rødbyhavn Sportshal on 9 November, where they will talk about the plans.
