The German property developers Peper & Söhne are already in the process of letting out the 55,000 square meters of land they have acquired in the Maribo Business Park, under the name Hub 48 Maribo.
The E Gruppe has two projects underway
On the German side of the Fehmarn Belt, a few large real estate projects are now also starting to take shape. They are the E group from Gelschenkirchen, which is building two logistics centers along the A1 motorway in Ostholstein.
In Lensahn, 22,900 square meters of building space is being built on a plot of around 42,000 square meters. In Gremersdorf further north, only 15 kilometers from the old Femernsund Bridge, 28,000 square meter buildings are being constructed on a 62,000 square meter plot. This according to DVZ – Deutsche Verkehrs-Zeitung.
Wind turbines and solar cells supply power to heat pumps
The two logistics centers are to be supplied with solar cells and small wind turbines and heated with heat pumps.
The first major tenant has already signed the contract. It is the tire dealer Delticom that will be the largest tenant in the center in Gremersdorf. The center is expected to be completed in the spring of 2024, writes the German traffic media.
Ready for autumn
The buildings in Lensahn are scheduled to be completed in autumn 2023, but the leases have not yet been named.
Considering more projects
The E Gruppe also sees opportunities for even more projects on the corridor between Scandinavia and Southern Europe.
– The prospect of saving 160 kilometers on the Hamburg-Copenhagen route in the future, for example, provides an important boost in the region, says spokesman Nicolas Potrysch from the E-group to DVZ.
Need for up to 800 hectares in 2040
Lübeck’s Chamber of Commerce and Industry (IHK) has previously reported an increasing number of inquiries about commercial properties along the A1 and A24 motorways (Berlin-Hamburg). In 2040, there is expected to be a need for around 700 to 800 hectares of business land in the Hansebelt region east and north-east of Hamburg.
