Robert C. Spies Nordics ApS has been awarded the right to plan and develop Erhvervspark Maribo. It concerns the construction of one of the largest business and business parks in Denmark with a total area of approx. 900,000 square meters.
Huge logistical importance
The park will be built close to the E47 motorway at Maribo on Lolland. According to the construction plan, the Fehmarn Tunnel will be completed in 2029. By then, the business park’s location will have enormous logistical significance for the trade routes between Scandinavia and continental Europe.
– With this assignment, we expand Robert C. Spies’ market position in Denmark and offer both Danish and German customers a service completely out of the ordinary. In close cooperation with Lolland Municipality and Business Lolland-Falster respectively, we have laid out a strategic plan for the entire physical area and its later use, and we are also responsible for the overall marketing of the areas, says Andreas Fuchs, managing director of Robert C. Spies Nordics ApS, in a press release.
Four phases
Maribo Erhvervspark is planned in four construction phases. The first phase started at the end of 2022, when the German real estate developer Peper & Söhne acquired a total area of 50,000 square meters. A modern business park called “HUB 48 Maribo” will be built here, and construction will take place in two stages. The next major construction phase will be the construction of rental areas with craftsmanship in mind for a total of approx. 3,800 square meters.
Commercial rental units of up to 4,800 square meters are also to be built. These parts of the business park will mainly be leased to local companies and companies participating in the construction of the Fehmarn Tunnel. The Danish construction company DS Gruppen from Hobro will be responsible for the first phase of construction, which will start in early 2023.
Phase two in 2024
In phase two, which is planned for 2024, several Light-Industrial areas with a total area of 6,700 square meters will be completed. A logistics hall of just under 8,000 square meters does the same. With the purchase of the business area, located approximately 15 km from the construction of the Fehmarn Tunnel, the investor and project management company from Bremen, Peper & Söhne, is helping to develop the Lolland region.
– The demand for land is already increasing, and we meet the need by buying up more land, says Christoph Peper, managing partner in the Peper & Söhne group.
Local plan ready at the end of 2023
In addition to handling the first construction phase of the business park, Robert C. Spies was recently tasked with also being responsible for construction phases 2, 3 and 4. The conditions for further marketing are therefore also in place. The legally binding local plan is expected to be completed at the end of 2023.
