This summer, the planning of 8,700 square meters of commercial construction in Maribo will start. It is the German property development company Peper & Söhne that will initially establish a roof over the heads of companies involved in the Fehmarn project:
– It involves buildings for craftsmen, smaller businesses with special transport needs as well as buildings for industrial companies, says Marco Dibbern, director of Peper & Söhne’s Danish subsidiary.
Looking for subcontractors
The Hobro-based contractor DS Flexhal will be responsible for the construction. DS Flexhal itself is responsible for concrete elements, steel structures and assembly, but the company is currently looking for subcontractors for, among other things, earthworks, plumbing and electrical installers and roof work.
– We would very much like to use local subcontractors, and we are looking at whether we should also recruit employees locally for the project, says Lasse Kåre Olsen, director of DS Flexhal.
Second stage in 2024
The second stage of the large project, which will be called Hub 48 Maribo, named after the nearby exit to the E47 motorway, will be launched during the second half of 2024. Here, the plan is to establish a large logistics centre:
– We will finish the construction long before the Fehmarntunnel is finished, says Marco Dibbern.
Expect massive recovery in the region
For the German property developer, Hub 48 Maribo is an expression of the eternal truth in property development. It’s about the three B’s: Location, location and location:
– Our interest in this location is long-term as we are convinced that the region will experience a massive economic recovery in the coming years. The demand for establishment areas for business use is already increasing, says Christoph Peper, who is Managing Partner in the Peper & Söhne Corporate Group, which is based in Bremen, Germany.
DS Flexhal already has good experience with construction projects for logistics purposes. Among other things, they are behind Taulov Dry Port outside Fredericia and DSV’s logistics center in Ringsted.
Maybe more on the way
The 50,000 square meters that Peper & Söhne has invested in Erhvervspark Maribo is not necessarily the company’s last investment in Maribo:
– Now we are doing the first project and then we will see. But we have big ambitions with Hub 48 Maribo, says Marco Dibbern.
Projects worth 322 million euros
Peper & Söhne Corporate Group was founded in early 2013 as the family office of the founders. The group specializes in the development of property projects, management of active and passive corporate investments and investments in financial assets.
The company has a project portfolio of over 322 million euros on the German market. The takeover of the large area close to the Fehmarnbelt tunnel construction is the German company’s first activity in Denmark. It is the German property consultancy Robert C. Spies that is responsible for the marketing and letting of Hub 48 Maribo.
